Mercialys: A Leader in Shop•Parks in France

Founded in 2005, Mercialys is one of the leading French real estate companies. Now an independent company, with an entirely free-float share capital, it has set itself a clear mission: to meet all the everyday consumption needs of as many people as possible.

Over twenty years, Mercialys has profoundly transformed its portfolio. From 148 assets with an average value of €6.5 million in 2005, it has moved to 34 leading shopping centers with an average value of €77 million (excluding transfer taxes): its Shop•Parks. They account for 96% of the portfolio value and 647,174 sqm of retail space, across mainland France and certain French overseas territories. 2025 marked the completion of this repositioning: the neighborhood shopping mall has given way to sites that lead their local markets.

The Shop•Park is a hybrid model designed by Mercialys. It combines the breadth of offer of a destination shopping center, the cost efficiency of a retail park and the accessibility of a neighborhood mall. Its “right size” of 50 to 150 retailers depending on the catchment area, its single-level design and the absence of underground parking ensure controlled occupancy costs for retailers, and easy access, free parking and everything in one place for customers. Mercialys unveiled its Shop•Park retail brand for its 20th anniversary, in October 2025.

What sets Mercialys apart

Independence. Its share capital is entirely free float, no retailer holds any stake in it, and the “one share, one vote” rule ensures equal treatment of all its shareholders.

A multi-brand food anchor. Leclerc, Auchan, Intermarché, Carrefour, Grand Frais, Monoprix, Lidl and Aldi are all present in the portfolio: an unprecedented range of food retailers that generates regular visits without depending on a single brand. At end-2025, Intermarché, the largest tenant, accounted for 5.7% of rents.

Affordable prices all year round. More than 75% of the retailers in Shop•Parks follow an everyday-low-price policy, and 80% of the French public’s favorite brands are present.

Leading sites in the most dynamic regions. Leaders or co-leaders in their catchment areas, Shop•Parks are located in the most dynamic coastal and border regional metropolitan areas, such as Marseille, Aix-en-Provence, Toulouse, Rennes and Grenoble. 75% of them welcome more than 3 million visitors a year.

Measurable outperformance. In the first half of 2026, footfall in Shop•Parks rose by 4.5%, 370 basis points above the national panel, and retailer sales by 2.3%, 280 basis points above the national index. Each square meter generates around €1,300 in sales per million visitors per year, well above European benchmarks. At 11.1%, the retailers’ occupancy cost ratio is one of the lowest in the listed sector.
